Not all mortgage brokers are created equal. Most in today's market have very little experience with the actual home buying process. I am an expert in this area, having years of experience and having been through the process countless times.
Over the years, I have developed strong, solid relationships with a long list of Realtors - giving me a unique perspective into the Realtor's side of things. You simply won't find another mortgage broker with as much knowledge of the entire process as I.
With me as your mortgage broker, you'll learn about the entire home-buying process, including advice on shopping for a home, the loan process, and owning a home. I will walk you through the process step-by-step, and in about half the time as other mortgage lenders.

How the home buying process works
There are many important things to consider throughout the process, especially if you're a
first-time homebuyer. A home purchase may be your largest financial transaction to date, so it's important to make
the right decisions and to keep an eye on the details. With the assistance of your Real Estate
Agent and Mortgage Broker, it should be an efficient, pleasant, and ultimately rewarding
experience. Here's some information about each player's roles that will keep you on track.

Count On Your Real Estate Agent To:
- Preview available homes to weed out those that are overpriced, or undesirable in some other way.
- Present the homes that suit your needs as you've defined them.
- Help you determine the difference between a "good buy" and a property which, because of its nature (neighborhood, market appeal, etc.), might have to be discounted if you decide to sell in the future.
- Negotiate the best deal for you. With a Pre-Qualification or a Pre-Approval letter in hand, your Real Estate Agent will be able to demonstrate that you are a qualified and capable borrower. This will strongly influence the Seller, and may make the difference between the Seller accepting your offer or someone else's -- even if your offer is lower!

- Make sure you are Pre-Approved as early as possible. This will put the power of financing behind you so you can concentrate on selecting your home.

The difference between "Pre-Qualified" and "Pre-Approved":
There is considerable difference between being "Pre-Qualified" for a mortgage and being "Pre-Approved."
Generally, becoming Pre-Qualified only requires a brief discussion with a Loan Officer outlining credit, income, debts and liabilities with no actual verification of this information.
Obviously, a Borrower's picture can change if the information given at the pre-qualification meeting cannot be verified.
On the other hand, a Pre-Approval actually approves you for a specific amount, pending only the appraisal of the home you decide to buy. All information about your credit history, income, debts, liabilities and work is verified before a Pre-Approval status is given.

- Sellers take an approved Buyer more seriously when making an offer on the home.
- Approved Buyers can gain a competitive advantage in negotiating with the Seller.
- An approved Buyer can more quickly make an offer.
- Realtors work harder for Pre-Approved Buyers.

The Difference
A lot of mortgage brokers first got into the industry when the rates dropped so dramatically a few years ago. Everyone was making money doing refinance loans. Their people were trained minimally, to get as many employees on staff as fast as possible. They don't know the purchase side very well, if at all. These companies are in business to process as many loans as possible, as fast as possible. Like a factory.
Over the years, I have established a stable and successful business model. This model is centered around putting the client's needs first, unlike those mortgage brokers whose primary goal is to move people through the loan process as if they were products on an assembly line.
